Ducted air conditioning in Madrid: installation and maintenance
The duct system conceals all the air conditioning in the false ceiling and distributes the air to each room through grilles. No indoor units in sight, no noise in the room, with the possibility of zoning. At Uniclima, we have been designing, installing, and maintaining these systems since 2006.
En un sistema de climatización por conductos la unidad manejadora (fancoil o unidad de conductos) se instala en el interior del falso techo o en un armario técnico. Desde ahí, una red de conductos de chapa zincada o de fibra de vidrio flexible distribuye el aire tratado hasta cada estancia, donde llega a través de rejillas o difusores de impulsión. El retorno se realiza mediante rejillas de extracción conectadas a un conducto de vuelta o mediante plenum de retorno. El resultado estético es inmejorable: solo ves las rejillas en el techo o la pared, y el equipo es completamente invisible.
The perceived sound level in the room is very low because the compressor is in the outdoor unit (on the facade or roof) and the air handler is isolated in the false ceiling, away from the ear. Additionally, with a zoning system (motorized dampers + thermostats per zone), you can set independent temperatures in each room and turn off the zones you are not using, significantly reducing electrical consumption.
The essential requirement is to have a false ceiling with a free height of at least 25 cm (ideally 30–35 cm) to accommodate the air handler and main ducts. The installation cost is higher than that of an equivalent multi-split system, but in new constructions or comprehensive renovations where the false ceiling is already being built, the additional cost is significantly reduced. The entire installation is documented in accordance with the RITE (Regulation on Thermal Installations in Buildings).

How much space do I need in the false ceiling to install ducts?
Como mínimo necesitas 25 cm de plenum libre (distancia entre el forjado superior y la cara inferior del falso techo). Con 25 cm puedes alojar conductos planos de baja altura y una manejadora delgada (slim). Lo ideal son 30–35 cm, que permite conductos de mayor sección —lo que reduce la velocidad del aire y el ruido— y facilita mucho el trabajo de instalación. Si el espacio disponible es inferior a 20 cm, el sistema de conductos no es viable y te recomendaremos un multi-split con cassettes o unidades de suelo.
Can I add zoning to an already installed duct system?
Sí, aunque depende del espacio disponible para acceder a los conductos y de si estos tienen sección suficiente para instalar las compuertas. El proceso consiste en cortar el conducto en cada derivación, montar la compuerta motorizada, cablear los actuadores y conectarlos a un controlador centralizado con termostatos de zona. Si el sistema se diseñó sin prever zonificación, puede ser necesario redimensionar algún tramo para evitar desbordes de presión cuando varias zonas estén cerradas. Consúltanos antes: hacemos una inspección del estado de los conductos sin compromiso.
How are the ducts cleaned and how often?
El RITE establece la limpieza de conductos cuando la pérdida de carga aumenta un 20 % respecto al valor de puesta en marcha, o en todo caso cada 5 años en instalaciones con caudal superior a 1 400 m³/h. El proceso se realiza con robot de cepillado motorizado que recorre cada tramo del conducto o con proyección de aire comprimido, seguido de aspiración de los residuos por boca. Para conductos de fibra se usa cepillado suave más biocida para eliminar posibles colonias de hongos. Uniclima dispone de equipo propio y emite el certificado de limpieza conforme al protocolo NADCA.
