Is it suitable for a 100 m² apartment and a bathroom?

It can be if the heating calculation and the bathroom consumption match its performance. For example, a calculated load of 80 W/m² in 100 m² equals 8 kW, below its maximum of 20 kW at 80/60 °C. This is an example of calculation, not a surface certified by Ferroli. For a shower of 8 l/min, there is a margin over the declared 11.7 l/min at ΔT 30 °C.

How much domestic hot water does it deliver at 40 °C?

With an inlet water temperature of 10 °C, reaching 40 °C represents a temperature rise of 30 °C: the declared flow rate for that rise is 11.7 l/min. At ΔT 25 °C, it declares 14 l/min. The temperature of 10 °C is the assumption of this example, not an entry condition indicated in the official table.

Can it supply two showers at 8 l/min?

Not for two showers of 8 l/min under the indicated conditions: it declares 14 l/min at ΔT 25 °C and 11.7 l/min at ΔT 30 °C.

Does it have a domestic hot water accumulator?
