The Saunier Duval Thema Condens 25-A combines heating and domestic hot water in a wall-mounted mixed boiler with a primary stainless steel heat exchanger. It offers 4.9-24.2 kW output at 80/60 °C and 5.4-26.1 kW at 50/30 °C. Its declared modulation of 1:5 allows for adjusting the heat output within that range. The maximum factory setting for heating is 15 kW, an adjustment that the professional must adapt to the calculated needs of the home.

In domestic hot water, it operates between 5.1 and 25.5 kW. Warm Start prepares the service to reduce waiting time, and the plate heat exchanger meets the demand of the taps. The capacity is compared under equivalent conditions: 12.2 l/min of specific flow rate at ΔT 30 K, versus 14.6 l/min at ΔT 25 K. The 8-liter vessel belongs to the heating circuit and is not a sanitary reserve to increase simultaneity.

Is the Thema Condens 25-A suitable for a 120 m² home?

With a supposed loss of 80 W/m², a 120 m² house would need 9.6 kW: a load within the 4.9-24.2 kW useful range at 80/60 °C of this boiler. This is a calculation example, not a guaranteed area. The minimum also matters: a zone that only requires 4 kW falls below and can cause cycling. The factory maximum power is set at 15 kW; the installer must check losses, emitters, and adjustments, without confusing that configuration with the maximum available.

Can it provide hot water to two showers at 8 l/min at the same time?

Two showers of 8 l/min require 16 l/min. To raise the water from 10 to 40 °C, the temperature difference is 30 K, and the declared specific flow rate is 12.2 l/min, which is below that demand. The 14.6 l/min corresponds to a lower temperature difference of 25 K. Therefore, simultaneous use of those two showers cannot be guaranteed. It is necessary to check the inlet temperature, pressure, and consumption of the mixers; for a sustained higher demand, it is advisable to compare solutions with greater domestic hot water capacity or storage.

Does Warm Start mean that it has a storage tank for multiple showers?

No. Warm Start prepares the domestic hot water production to reduce waiting time, but it does not provide a reserve tank to cover two showers. This mixed version uses a plate heat exchanger; its 8-liter vessel is for heating and does not supply water to the taps. It is also not a Thema Condens AS: the AS are variants for heating only and are studied with external accumulation. The mention of a storage tank in the documentation of the family does not make this model 25-A a unit with an included tank.

Does it fit in the same cabinet as a boiler with a depth of 30 cm?

Not due to the dimensions of the unit: the Thema Condens 25-A has a depth of 344 mm, in addition to a height of 740 mm and a width of 418 mm. The installation requires at least 10 mm on each side, 300 mm above and below, and 600 mm in front according to the plan. It is not enough to check the space of the casing; the connections, the drainage, and access must also be available. The support is verified for 41.6 kg with water, not just for the 37.1 kg net.

Does this reference work for propane or only for natural gas?

The offer 12021496 corresponds to H-ES for natural gas. This family does allow conversion to propane G31 through the intervention of a qualified professional, with the checks and markings required by the manufacturer. It does not come converted due to its acceptance, nor should it be manipulated by the user. The manual also distinguishes a P-ES item for liquefied gas that is different. For a home with propane, confirm the variant and adaptation before purchasing; that service is not included in the offer.

Does it include MiSet thermostat and heating control from the mobile?

Reference 12021496 is without control. The set with wired MiSet uses 8000013739 and the one with radio MiSet uses 8000014383; they are not the same supply.
