Open the domestic hot water tap fully and compare the flow rate with that of the cold water from the same outlet.

The hot water comes out lukewarm, neither cold nor really hot.
Cause: The plates of the heat exchanger have deposits that prevent complete heat transfer.
Increase the domestic hot water setting and test with the tap slightly open: if it improves by reducing the flow rate, it is likely that the heat exchanger is scaled.

Water is appearing in the area where the heat exchanger is located.
Cause: The plates or gaskets of the heat exchanger may be leaking due to wear.
Dry the area, turn on the boiler, and check if the dripping comes from the heat exchanger.

The heating pressure is low without any visible leaks outside the boiler.
Cause: An internal perforation in the heat exchanger can allow water to mix between the heating and domestic hot water circuits.
Fill it up to the correct pressure and check if it drops again in a few hours without any visible water on the floor.
